About the Role:
We are looking for a Fabric Manager to lead the technical services team at one of London’s most iconic landmarks, a historic neo classical building. As Fabric Manager, you will be responsible for the overall delivery of mechanical & electrical technical services across the estate. This role offers the opportunity to manage a diverse portfolio of work, from planned preventative maintenance to reactive repairs and minor projects, all while ensuring the preservation and upkeep of the historic features.
You will work closely with the Estates Team, tenants, and a range of specialist subcontractors to ensure that the buildings are maintained to the highest standards and that all operational needs are met with efficiency and excellence.
Key Responsibilities:
- Oversee the maintenance and repair of building fabric across the estate, ensuring all wooden features, plaster finishes, windows, doors, and more are kept in excellent condition.
- Develop and implement maintenance programmes, condition surveys, and cyclical works.
- Manage and liaise with subcontractors to deliver reliable, high-quality building fabric repairs and minor projects.
- Monitor budgets, forecast spending, and provide financial management for maintenance and repair work.
- Lead a team of building maintenance engineers, ensuring a high standard of work, health & safety compliance, and continuous service improvement.
- Coordinate with exhibitions and events teams to deliver bespoke maintenance and repairs ahead of high-profile events.
- Ensure statutory compliance with relevant legislation and regulations, including health and safety, and environmental targets.
What We’re Looking For:
- Proven experience in building fabric management, ideally with experience working on historic, listed buildings.
- Strong knowledge of statutory compliance, risk management, and relevant legislation (including CDM Regulations and Building Regulations).
- Experience managing budgets and contracts, and a track record of delivering exceptional service within agreed budgets and timescales.
- Leadership skills with a passion for developing teams and fostering a positive, proactive working environment.
- Excellent communication skills, both verbal and written, with the ability to work under pressure and build strong relationships with stakeholders.
- IOSH qualification is essential; NEBOSH qualification is desirable.
- Experience working with CAFM systems and managing H&S compliance.
